the Northeast corner of this tract;
THENCE S 00' 03' 00" E with the West line of said Stone tract, a distance of 346.40 feet to
a found iron rod in the North right-of-way line of Old Iowa Park Highway, at the Southwest
corner of said Stone tract, said rod being the Southeast corner of this tract;
THENCE N 79' 56' 01" W with the North right-of-way line of said Old Iowa Park Highway, a
distance of 374.01 feet to a found iron pipe at the Southeast corner of a tract of land
conveyed to Farris Brothers, as recorded in Volume 3098, Page 475, Official Public Records
of Wichita County, Texas, said rod being the Southwest corner of this tract;
THENCE N 00' 00' 08" W with the East line of said Farris tract, a distance of 162.88 feet to
a found iron rod in the South right-of-way line of North Scott Avenue, at the Northeast
corner of said Farris tract, said rod being the Northwest corner of this tract;
THENCE N 72' 11' 58" E with the South right-of-way line of said North Scott Avenue, a
distance of 386.46 feet to the PLACE OF BEGINNING and containing 2.15 ACRES of land.
THEREFORE, the owner of the land shown on this plat and whose name is subscribed
hereto, and in person or through a duly authorized agent hereby dedicates to the use of the
public forever all streets, alleys, parks, watercourses, drains, easements and public places
thereon shown for the purpose and consideration therein expressed and further warrants that
