WHEREAS, Wichita Falls Independent School District is the Owner of a tract of land out
of Blocks 25 and 36, Denton County School Land, League 1, Wichita County, Texas, described
as follows:
BEGINNING at a point in the West line of Block 36, Denton County School Land, League
No. 1, 476.6 feet South of its Northwest corner, said point being the Southwest corner of
a 105.0 acre tract owned by Midwestern University Foundation, Inc. and described in a deed
recorded in Vol, 797, Page 508, Deed Records of Wichita County, Texas, for the most
Westerly Northwest corner of this tracts
THENCE S 0104, E down a drainage ditch with the West line of said Block 36 a distance of
653.2 feet to a point in a drainage ditch for the Southwest corner of this tract, said
point being N 30035, E 125.0 feet from the center line of the Lake Wichita Dams
THENCE S 59125, E, parallel with and 125,0 feet at right angles from the center line of
the Lake Wichita Dam, 1937.6 feet to a point in the Northwest Right-of-way line of the
City of Wichita Falls Aqueduct, for the South corner of this tracts
THENCE N 37046- E along the Northwest R/W line of said City Aqueduct, parallel with and 25.0
feet at right angles from the center line of said aqueduct, a distance of 1303.48 feet to
a point on the East line of Block 36 and in the West R/W line of Farm -Market Highway No. 23801
THENCE N 00004' W with the East line of Block 36 and the West R/W line of F-M Highway
No, 2380, at 1081.71 feet pass the Northeast corner of Block 36 and the Southeast corner
of Block 25, and continuing North with the East line of Block 25 and the West R/W of said
Highway, in all, 1228.61 feet to the Southeast corner of a 1,628 acre tract heretofore
conveyed to Midwestern University Foundation, Inc., by a deed recorded in Vol. 1097, Page
779, Deed Records of Wichita "'ou.nty, Texas, for the Northeast corner of this tracts
THENCE N 89058' W,along the South line of said M. U. Foundation, Inc., tract 1127.00
feet to a point for an Ell corner of said M. U. Foundation, Inc. tract and the most
Northerly Northwest corner of this tracts
THENCE South with the East line of said M. TI, Foundation, Inc, tract, at 146.9 feet
cross the South line of Block 25 and the North line of Block 36, and continuing along
the East line of said M. U. Foundation, Inc. tract, in all 620.65 feet to a point for the
most Southerly Southeast corner of said M. U. Foundation, Inc. tract and an Ell corner of
this tracts
THENCE West al.on� the South line of said M. U. Foundation, Inc, tract 1333.60 feet to
the place of beginning and containing 80.40 acres of 1'and,being 3.80 acres in Block
25 and 76.60 acres in Block 36.
Therefore, the Owner of the land shown on this plat and whose name is subscribed
thereto, and in person or through a duly authorized agent, hereby dedicates to the use
of the public forever all streets, alleys, parks, water courses, drains, and public
places thereon shown for the purposes and considerations therein expressed.
