WHEREAS Rocking H B, Inc., is the owner of a tract of land out of the A. Dunlavy Survey, A-60,
Wichita County, Texas, described by metes and bounds as follows:
BEGINNING at an iron rod in the South line of the A. Dunlavy Survey, A-60, and the North line of
Pleasant View Drive, said point bears N 890 50' W 508.37 feet from the Southeast corner of said
A. Dunlavy Survey, said point being the Southeast corner of this tract;
THENCE N 890 50' W along the North line of Pleasant View Drive and the South line of the Dunlavy
Survey 470.0 feet to an iron rod in the East line of Sheppard Access Road for the Southwest corner
of this tract;
THENCE N 120 29' W with the East line of Sheppard Access Road a distance of 176.4 feet to an iron
rod in the East line of the Wichita County Water Improvement District tract;
THENCE along said East line of the Wichita County Water Improvement District tract as follows:
N 320 31' E 111.74 feet to corner; N 120 24' E 104.91 feet to beginning of curve to the right;
Northeasterly with curve to the right having a radius of 95.0 feet and a central angle of 610 39'
for 102.22 feet to end of curve; N 740 03' E 167.61 feet to the beginning of a curve to the left;
Northeasterly with curve to the left having a radius of 155.0 feet and a central angle of 510 50'
for 140.22 feet to end of curve; and N 220 13' E 253.95 feet to North corner of this tract;
THENCE S 000 01' E a distance of 813.65 feet to the PLACE OF BEGINNING and containing 5.49 acres
of land.
THEREFORE, the owner of the land shown on this plat and whose name is subscribed hereto, and
in person or through a duly authorized agent, hereby dedicates to the use of the public forever
all streets, alleys, parks, water courses, drains, easements and public places thereon shown for
the purposes and considerations therein expressed.
