470, Wichita County Plat Records and 0.39 acre out of Lot 5, Block 1, Lake Wichita Addition,
an addition to the City of Wichita Falls, Wichita County, Texas as recorded in Volume 28,

Public Records of Wichita County and more particularly described by metes and bounds as

BEGINNING at an iron rod found in the East right-of-way line of Fairway Boulevard, at the
Southwest corner of Lot 3, Block 1, Lake Wichita Addition, an addition to the City of Wichita
Falls, Wichita County, Texas as recorded In Volume 27, Page 247, Wichita County Plat
Records, and being the Northwest corner of this tract;
THENCE S 89' 45' 09" E, with the South line of said Lot 3, at 235.2 feet pass an iron rod
at the Northeast corner of said Lot 4 and the most Northerly Northwest corner of said Lot
5, and continuing on the same course and along the North line of said Lot 5, Block 1, a
total distance of 314.18 feet to an iron rod found in the West line of a 40 foot -wide
drainage easement as recorded in Volume 412, Page 421, Wichita County Deed Records, and
in the West line of a tract of land conveyed to Lakeview Church of the Nozarene by deed
recorded in Volume 2929, Page- 582, Official Public Records of Wichita County, said iron rod
being the Northeast corner of this tract;
THENCE S 16' 41' 05" E, with the West line of said 40 foot -wide drainage easement and the
West line of said Lakeview Church of the Nazarene tract, a distance of 140.44 feet to an Iron
rod found for an angle corner of this tract;
THENCE S 39' 42' 06" E, with the West line of said 40 .foot -wide drainage easement and the
West line of said Lakeview Church of the Nazarene tract, a distance of 34.55 feet to an Iron
rod found for the Southeast corner of this tract;
THENCE N 89' 44' 46" W, with the North line of sold Lakeview Church of the Nazarene tract
tract, at 142.3 feet pass an iron rod found at an interior angle corner of said Lot 5 and a
second tract of land conveyed to Lakeview Church of the Nazarene of Wichita Falls, by deed
recorded in Volume 2876, Page 486, Official Public Records of Wichita County, and the
Southeast corner of said Lot 4, Block 1, continuing on the some course,a total distance of
377.28 feet to a P.K. Nail set in a railroad tie in the East Right -of -Way line of Fairway
Boulevard and being the most Westerly Northwest corner of said Lot 5 and the Lakeview
Church of the Nazarene tract and the Southwest corner of said Lot 4, Block 1, said P.K. Nail
being the Southwest corner of this tract;
THENCE N 00' 14' 58" E, with the East right-of-way line of Fairway Boulevard and the West
line of said Lot 4, Block 1, a distance of 160.80 feet to the PLACE OF BEGINNING and
containing 1.25 ACRES of land.
THEREFORE, the owner of the land shown on this plat and whose name is subscribed
hereto, and in person or through a duly authorized agent hereby dedicates to the use of the
public forever all streets, alleys, parks, watercourses, drains, easements and public places
