BEGINNING at a point in the East line of Taft Boulevard, said point bears South 4469.81
feet and East 45.0 feet from the Northwest corner of the J. A. Scott Survey No. 8, said
point also being the Northwest corner of Shadowood Subdivision, an addition to the City of
Wichita Falls, Texas;

East line of Taft Boulevard, the bearing of the tangent to the curve at said point being
N 09'32'52,. E.
THENCE Northerly along the East line of Taft Boulevard as follows; along a 5.547' curve
to the left, having a radius of 1032.84 feet, 172.10 feet to a point of tangency; North
85.00 feet to the place of beginning and containing 5.982 acres of land.

UTILITY EASEMENT
The owner hereby dedicates to Texas Electric Service Co., Lone Star Gas Co., and South-
western Bell Telephone Co., an easement for the purpose of construction, inspecting, main-
taining or removing necessary and desirable distribution systems along, under, over,
across, and/or upon Block 1 ,and the easement hereby granted shall apply to the actual
location of the distribution systems when and where constructed, and said distribution
systems shall be and will remain the property of the above mentioned utility companies,
and any changes in locations after permanent installation of the systems shall be at the
owner's expense.
The owner reserves the right to use the surface of the easement for any use that will
not, in the sole judgment of the utility companies, endanger or interfere with the con-
struction, reconstruction, operation, and/or maintenance of the distribution systems;
but the owner agrees that no buildings or other obstructions will be placed on the ease-
ment,
The owner furthermore grants unto the utility companies, the right, at the utility
company's option, to abandon, either in whole or in part, their distribution system,
and/or leave their system in place, and/or move their system, either in whole or in part,
at which time their services are no longer required.
