FIELD NOTES
A tract of land, being Lot 16, Block 48, Section 3-1), Fountain Park out of
Block 11, League 1, Denton County School Land, A-56 and being more specifically
described by metes and bounds as follows:
Beginning at a point for the Northwest corner of the herein described tract,
and the Southwest corner of Lot 14, of the above mentioned Block 48, Section 3-D,
said point bears North 520 09' West 1706.73 feet from the Southeast corner of the
above mentioned Block 11, to the place of beginning of this description:
Thence along the South line of said Lot 14, South 750 34' East 80.0 feet to
a point for the Southeast corner of said Lot 14;
Thence along the South line of Lot 15, of the above mentioned Block 48,
Section 3-D with it8 meanders: South 300 17' East 40.0 feet; South 790 03' East
45.0 feet; South 85 43' East 40.0 feet to a point in a 2.0360 curve to the left
in the West right-of-way line of McNiel Avenue for the Southeast corner of said
Lot 15 and the Northeast corner of this tract;
Thence along said curve in the West right-of-way line of McNiel Avenue,
having a radius of 2813.61 feet, a distance of 105.0 feet to a pint for the
Southeast corner of this tract, the bearing of the tangent to the curve at said
point being South 020 OB' 42" West;
Thence leaving said McNiel Avenue, North 600 43' West 248.3 feet to a point
for the Southwest corner of this tract;
Thence North 270 52' East 148.0 feet to a point for the Northeast corner of
Lot 3, and Southeast corner of Lot 2, both of Block 48, Section 2-0, Fountain
Park; said point also being the place of beginning and containing 0.61 acres, more
of less.
