WHEREAS L-T Joint Venture and RKMS Wichita Falls, LLC are the owners of Fountain

County Plot Records, and more particularly described by metes and bounds as follows:
BEGINNING at an iron rod found in the South line of Kell Boulevard at the Northeast corner
of said Lot 3 and the Northwest corner of Tract 1, Gibson Products Companies of Wichita
Falls & Lawton Profit Sharing Trust as recorded in Volume 14, Page 43 and 44, Wichita
County Plat Records, for the Northeast corner of this tract;
THENCE S 01' 33' 54" W, with the East line of said Lot 3 and the West line of said Tract 1,
a distance of 596.13 feet to an iron rod found at the Southeast corner of said Lot 1, the
Southwest corner of said Tract 1 and in the North line of Fountain Park, Lot 14, Block 62,
Section 4-D as recorded in Volume 24, Page 52, Wichita County Plat Records, for the
Southeast corner of this tract;
THENCE N 88' 32' 35" W, with the South line of said Lot 3 and the North line of said Lot
14, a distance of 398.10 feet to an iron rod found at the most Southerly Southwest corner
of said Lot 3 and the Southeast corner of Fountain Park, Lot 6, Block 61, Section 4-D as
recorded in Volume 18, Page 28, Wichita County Plat Records, for the most Southerly
Southwest corner of this tract;
THENCE N Ot' 20' 54" E, with the West line of said Lot 3 and the East line of said Lot 6, a
distance of 214.91 feet to a pk nail set at an ell corner of said Lot 3 and the Northeast
corner of said Lot 6, for an ell corner of this tract;
THENCE N 88' 39' 31" W, with the most Westerly South line of said Lot 3 and the North line
of said Lot 6, a distance of 114.35 feet to a pk nail set in the East line of McNiel Avenue
at the most Westerly Southwest corner of said Lot 3 and the Northwest corner of said Lot 6,
for the most Westerly Southwest corner of this tract;
THENCE with the West line of said Lot 3 and the East line of McNiel Avenue as follows:
N 05' 47' 26" E a distance of 136.55 feet to a found highway monument; N 25' 59' 02" E
a distance of 64.58 feet to a found highway monument; and N 53' 52' 23" E a distance of
63.76 feet to a highway monument found at the intersection of the East line of McNiel
Avenue and the South line of Kell Boulevard and the most Northerly Northwest corner of said
Lot 3, for the most Northerly Northwest corner of this tract;
THENCE with the North line of said Lot 3 and the South line of Kell Boulevard as follows:
N 72' 22' 34" E a distance of 97.72 feet to an iron rod set; and N 72' 20' 56" E a
distance of 353.44 feet to the PLACE OF BEGINNING and containing 5.34 acres of land.
THEREFORE, the owners of the land shown on this plat and whose names are subscribed
hereto, and in person or through a duly authorized agent hereby dedicates to the use of the
public forever all streets, alleys, parks, watercourses, drains, easements and public places
