described by metes and bounds as follows:
BEGINNING at a 1/2-inch iron rod in the north right-of-way line of US Highways 82 & 277, a dedicated State right-of-way commonly known as Kell
Freeway, said iron rod being the southwest corner of that certain Cingular Wireless tract being legally described as Lot 10-13, Block 19, Fountain
Park, Section 4-A, an addition to the City of Wichita Falls, Texas, as recorded in Volume 27, Page 975-976, Wichita County Plat Records, said
iron rod being the southeast comer and PLACE OF BEGINNING of this tract;
THENCE SOUTH 65°34'38" WEST 4.23 feet along said north right-of-way line to a 1/2-inch iron rod being a point -of -curvature in said north
right-of-way line for a point of curvature in the south line of this tract;
THENCE in a southwesterly direction along said north right-of-way line and along a curve to the right having a radius of 2851.79 feet, an arc
length of 133.82 feet, and whose chord bears SOUTH 67"19'15" WEST 133.81 feet to a TxDOT monument being a point of tangency in said north
right-of-way line for a point of tangency in the south line of this tract;
THENCE SOUTH 68"19'38" WEST 171.68 feet along said north right-of-way line to a 1/2-inch iron rod being the point of intersection of said north
