Have your surveyor or engineer prepare one (1) sepia and two (2) copies of the final plat. The final plat may include all or a portion of the property approved on the preliminary plat, but shall show any changes recommended by the Planning Board as a condition of approval of the preliminary plat. Conditions of approval are attached. 2. The final plat shall conform to the requirements of Section 7 of the Subdivision Regulations (Ordinance #2118). It shall be the responsibility of landowner and surveyor to acknowledge and incorporate all standards and specifications as required in the subdivision regulations. 3. Present the above mentioned material to the Planning Department for final review and appropriate signatures. 4. The final plat must then be taken to the County Clerk's office for recording. Two, Blk 38 & a replat portion Blk 19 (Nov 25, 1981) DATE 12-10-81 STANDARD CONDITIONS OF APPROVAL OF PRELIMINARY PLAT a. Provide utility easements as required by utility companies and Director of Public Utilities and drainage easements as required by Director of Public Works. b. Submit water and sewer plans to the Director of Public Utilities, water plans to the Fire Marshall; and street, sidewalk and drainage plans to the Director of Public Works. Drainage plans must be complete enough to include impact on surrounding property. c. Coordinate street lighting plan with Director of Traffic and Transportation if underground electric utilities are to be provided. d. Submit two (2) copies of corrected preliminary plat to Planning Division before final platting. SPECIFIC CONDITIONS OF APPROVAL OF PRELIMINARY PLAT a. Show the existing Lot A, Blk 19, Sunset Terrace, Section 2 with dotted lines. b. Show proposed Block 19 as Block 19-A. c. Show name of the plat as Blocks 38 and 19-A, Sunset Terrace, a replat of a portion of Block 19, Sunset Terrace, Section Two and Adjacent Lands. d. Label the Continental Pipeline Easement with Vol. & page and describe with dimensions and bearings. e. Show the proposed extension of Mansur Drive as an L-2 Industrial -Commercial section (60' ROW); label it "Herein Ded."; and align it with existing 60' ROW. Provide recorded evidence of an agreement from the Continental Pipeline Co. allowing for the construction and maintenance of Mansur Drive over the easement and absolving the City from any liability. f. Label the proposed lot between Lot 16 and Mansur Drive with a lot number. g. Show twenty-five (25) foot building limit lines on all lots. h. Show correct dimensions of all lots. i. Show the 100-year floodplain and label (IN) and (OUT). Floodplain development permit shall be required. j. Show existing ten (10) foot utility easement along the east boundary of Lot A, Blk 19 and label "Previously Dedicated". k. Label the utility easements along the west boundaries of proposed lots 14 & 15 as "Herein Dedicated". Also, label the utility easement along the southwest boundary of proposed Lot 14 as "Previously Dedicated". 1. Show the ten (10) foot utility easement along the west side of Block 1, Lipscomb Subdivision, Sec. 2 and label "Previously Dedicated". i Sunset Terrace 12-10-81 page 2 m. Label the 20' Utility Easement along the south boundary of proposed Lot 16 as "20' Utility Easement, Herein Dedicated", and extend easement to Mansur Drive. n. Include the small triangle of land in the southwest corner of the proposed subdivision, between Skyline Drive and Phoenix Drive as part of the street right-of-way, label it as "Herein Dedicated", and describe with dimensions and bearings. o. Label existing 50' x 100' Texas Highway Department channel easement with volume and page. p. Show U.S. 287 as Northwest Freeway. q. Provide proposed Lot 15 with access to Northwest Freeway or combine Lots 14 6 15. The lot as presently shown does not have adequate access. r. Before final platting any lot, submit detailed drainage plans for concrete lined channels with 5 yr., 10 yr., and 100 yr. hydraulic design. s. Extension of water main along Northwest Freeway shall be required before final platting of any lot unless otherwise approved by the Director of Public Utilities.
