A tract of land out of Block 4, Section -A, Sikes Estates Subdivision. an addition
to the City of Wichita Falls, Wichita County, Texas, said tract also being further
identified as being out of the J. A. Scott Survey No. 7, said tract being more specifically
described by metes and bounds as follows:
Beginning at the point of Intersection of a curve of the South right-of-way line of
Bretton Road and a curve of the East right-of-way fine of Elmwood Drive, said point being
the Northwest corner of Block 4 and the Northwest corner and place of beginning of this
description;
Thence in a Southerly direction along the East right-of-way line of Elmwood Drive
along a 4.093 degree curve to the left a distance of 158.28 feet to a paint in said curve
for corner, the bearing of the tangent to the curve at said point being South 240 03' 07'
East, said point being the Northwest corner of Lot 3, said Block 4, and the Southwest
corner of this tract;
Thence North 750 07' East 146.30 feet to a point for the Southeast corner of this
tract, said point also being the Southwest corner of Lot 1-8. said Block 4;
Thence North 000 46' 06" East 120.87 feet to a point in a curve of the South Right-
of-way line of Bretton Road, the bearing of the tangent to the curve at said point being
North 870 59' 48" West, as id point being the Northwest corner of said Lot 1-B and the
Northeast corner of this tract;
Thence in a Westerly direction along the South Right-of-way line of Bretton Road
