FIELD NOTES
A 5.766-acre tract of land out of the J. A. Scott Survey Number 7, Abstract 295, Wichita County, Texas, and
more specifically described by metes and bounds as follows:
Beginning at a 1/2-inch iron rod in the south right-of-way line of Taft Boulevard, a city street originally
dedicated as "Lake Park Drive' and renamed by City Ordinance No. 3-2002, said iron rod bears North 44'40'55"
East 4816.85 feet from the southwest comer of said J. A. Scott Survey, for the northeast corner of that certain
13.55-acre tract of land deeded to William Sprangler and described as "Tract II" in Volume 1059, Page 714 of
the Wichita County Deed Records, and the northwest comer of that certain 11.7-acre tract of land deeded to J.
I. and Edythe Ginnings as recorded in Volume 1355. Page 856, of the Wichita County Deed Records, said iron rod
being the most northerly northwest corner and Place of Beginning of this tract;
Thence North 59.01'31" East 57.45 feet along said south right-of-way line of Taft Boulevard and along the
north line of said Ginnings tract to a 1/2-inch iron rod for the northeast corner of this tract;
Thence leaving the south right-of-way line of said Taft Boulevard, South 01'09'20" East 934.74 feet parallel to
and 50 feet east of the west line of said Ginnings tract to a 1/2-inch iron rod for the southeast corner of this
tract;
Thence North 87"01'04" West 175.91 feet to a 1/2-inch iron rod for an angle point in the south line of this
tract;
Thence in a northerly direction along a curve to the left having a radius of 175.00', an arc length of 12.64', and
whose chord bears North 00'54'58" East 12.64 feet to a 1/2-inch iron rod for an angle point in the south line
of this tract;
Thence South 88"50'40" West 125.00 feet to a 1/2-inch iron rod for an interior comer of this tract;
Thence South 01'09'20" East 27.19 feet to a 1/2-inch iron rod for an angle point in the south line of this
tract;
Thence South 81'01.42" West 169.92 feet to a 4-inch iron pipe fence corner in the west line of said Sprangler
tract for the southwest corner of this tract;
Thence North 05'48'57' West 316.13 i'eet along the east line of said Sprangler tract to a 4-inch iron pipe fence
corner being an angle point in the east line of said Sprangler tract for an angle point in the west line of this
tract;
Thence North 49*10*19" East 577.00 feet along the east line of said Sprangler tract to a 4-inch iron pipe fence
comer being an angle point in the east line of said Sprangler tract and in the west line of said Ginnings tract
for on angle point in the west line of this tract;
Thence North 01'08'26" West 247.71 feet along the east line of said Sprangler tract and the west line of said
Ginnings tract to the Place of Beginning and containing 5.766 acres, more or less.
