A 0.524-acre tract of land out of the J. A. Scott Survey No. 7, Abstract No. 295, Wichita County, Texas,
and being Lot 1, Block 2, Sikes Estates, Section H, Unit 1, an addition to the City of Wichita Falls, Texas,
as recorded in Volume 27, Page 1136 of the Wichita County Plat Records, said 0.524-acre tract being more
specifically described by metes and bounds as follows:
BEGINNING at a Kt -inch iron rod in the north line of said Block 2 and in the south line of Lot 1 Likins
Addition, an addition to the City of Wichita Falls, Texas, as recorded in Volume 25, Page 230, Wichita
County Plot Records, said rod being the northwest comer of said Lot 1, Block 2, Sikes Estates, Section H,
Unit 1, for the northwest corner and PLACE OF BEGINNING of this tract;
THENCE NORTH 87'59'05" EAST 147.39 feet along the south line of said Lot 1, Likins Addition, and along
the north line of said Lot 1 Block 2, Sikes Estates Section H, Unit 1 to a k1-inch iron rod being the
northeast corner of said Lot 1, Block 2, Sikes Estates, Section H, Unit 1, for the northeast comer of this
tract;
THENCE leaving the south line of said Lot 1, Likins Addition, SOUTH 03'11'04" WEST 153.46 feet along the
east line of said Lot 1, Block 2, Sikes Estates, Section H, Unit 1, to a Xt-inch iron rod in the north
right-of-way line of South Shepherds Glen, a dedicated city street, said rod being the southeast comer of
said Lot 1, Block 2, Sikes Estates, Section H, Unit 1, for the southeast comer of this tract;
THENCE in a westerly direction along the south line of said Lot 1, Block 2, Sikes Estates, Section H, Unit 1,
and along the north right-of-way line of said South Shepherds Glen, along a curve to the left having a
radius of 225.00 feet, an arc length of 88.17 feet, and whose chord bears SOUTH 79'41'42" WEST 87.61
feet to a X-inch iron rod being a point of tangency in thesouth line of said Lot 1, Block 2, Sikes Estates,
Section H, Unit 1, and in the north right-of-way line of said South Shepherds Glen for a point of tangency
in the south line of this tract;
THENCE SOUTH 68'28'07" WEST 50.72 feet along the south line of said Lot 1, Block 2, Sikes Estates,
Section H, Unit 1, and along the north right-of-way line of said South Shepherds Glen to a Xe-inch Iron rod
being the southwest corner of said Lot 1, Block 2, Sikes Estates, Section H, Unit 1, for the southwest
corner of this tract;
THENCE NORTH O1'41'47" WEST 182.41 feet along the west line of said Lot 1, Block 2, Sikes Estates, Section
H, Unit 2, to the PLACE OF BEGINNING and containing 0.524 acres of land, more or less.
