FIELD NOTES
A tract of land being more commonly known as Lots 9, 10, & II, Block 14, Sikes Estates, Section F-I, an addition
to the City of Wichita Falls, Wichita County, Texas, and being more specifically described by metes and bounds as follows;
Deginning at a 1/2" iron rod being the point of intersection of the East right-of-way line of Red Oak Drive, a
dedicated street, and the Westerly right -of way line of Dickens Street, a dedicated street, said iron rod being the South-
east corner of said Lot 10, Block 14, for the most Southerly corner and Place of Beginning of this description;
Thence along said East right-of-way line of Red Oak Drive, and along a 32.740 degree curve to the right, having a
radius of 175.00 feet and a central angle of 260 II' 00", a distance of 79.97 feet to a 1/2" iron rod for the point of
tangency;
Thence continuing along said East right-of-way line, North 250 30' West 122.00 feet to a 1/2" iron rod being the
most Westerly Northwest corner of said Lot II, Block 14, and the most Westerly Northwest corner of this tract;
Thence leaving said East right-of-way line of Red Oak Drive, North 630 33' East 108.50 feet to a 1/2" iron rod lying
in the West line of a 20-foot dedicated Alley for an exterior corner of this tract;
Thence along the West line of said 20-foot Alley, South 190 3i' East 25.21 feet to a 1/2" iron rod for an interior
corner of this tract;
Thence leaving said West line of a 20-foot Alley, North 820 181 East 20.50 feet to a 1/2" iron rod lying in the East
line of said 20-foot Alley for an interior corner of this tract;
Thence North 190 31' West 25.54 feet along the East -line of said 20-foot Alley to a 1/2" iron rod for the Southwest
corner of Lot 8, said Block 14, Sikes Estates, Section F-I, for the most Northerly Northwest corner of this tract;
Thence leaving said East line of a 20-foot Alley and along the South line of said Lot 8, North 820 I8' East 109.00
feet to a i/2" iron rod lying in a curve of said Westerly right-of-way line of Dickens Street, the bearing of the tangent
to the Curve at said iron rod bears North 060 28' 24" West, for the Northeast corner of this tract;
Thence in a Southwesterly direction along said Westerly right-of-way line of Dickens Street, and along a 32.740
degree curve to the right, having a radius of 175.00 feet and a central angle of 440 471 24", a distance of 136.80 feet
to a 1/2" iron rod for a point of tangency;
Thence continuing along said Westerly right-of-way line, South 380 19' West 140.00 feet to the place of beginning
and containing 0.70 Acres, more or less.
