DESCRIBED BY METES AND BOUNDS AS FOLLOWS:
BEGINNING at an iron rod found at the intersection of the South right—of—way
line of L. B. Drive and the East right—of—way line of Spring Hill Drive, said rod
being the Northwest corner of said Block 13, University Park, Section G, Unit 4,
for the Northwest corner and PLACE OF BEGINNING of this description;
THENCE N 87' 44' 19" E with the South Line of L.B. Drive, a distance of 47.48
feet to an iron rod found at the beginning of a curve to the left, said curve
having a radius of 325.00 feet and a central angle of 12' 53' 45";
THENCE with the South line of L.B. Drive and said curve to the left an arc
length of 73.15 feet (chord = N 81' 15' 40" E 72.99 feet) to an iron rod found
at the Northwest corner of Lot 1, Block 13, University Park, Section G, Unit 4,
for the Northeast corner of this tract;
THENCE S 02' 12' 33" E with the West line of said Lot 1, and the West line of
Lot 2, Block 13, University Park, Section G. Unit 4, a distance of 83.20 feet to
an iron rod set for the Southeast corner of this tract;
THENCE S 87' 43' 19" W parallel to and 5 feet South of the South line of said
Lot 9, Block 13, a distance of 120.00 feet to an iron rod set for the Southwest
corner of this tract;
THENCE N 02' 12' 44" W, at 5.00 feet pass an iron rod found at the end of
the East right—of—way line of Spring Hill Drive, and continuing on some course
with said East line, in all a distance of 75.00 feet to the PLACE OF BEGINNING
and containing 0.21 acre of land.
THEREFORE, the Owner of the land shown on this plat and whose name
is subscribed thereon and in person or through a duly authorized agent, hereby
dedicates to the use of the public forever all streets, alleys, parks, water
courses, drains, easements and public places thereon shown for the purposes
and considerations therein expressed, and further warrants that it has lawful
authority to make such dedications.
