WHEREAS, St. Mark's United Methodist Church is the owner of Lots 9 through 13, Block 2,
University Park Subdivision, Section B-1, an addition to the City of Wichita Falls, Wichita
County, Texas as per plat recorded in Volume 6, Page 129, Wichita County Plat Records and
being more specifically described by metes and bounds as follows:
BEGINNING at an iron rod set at the Southwest corner of the above said Lot 11, Block 2,
University Park Subdivision, Section B-1, said rod also being the point of intersection of the
East right—of—way lines of McNiel Avenue, a dedicated street, for the most Westerly corner
and PLACE OF BEGINNING of this tract;
Thence along the said East right—of—way line of McNiel Avenue as follows:
N 30' 24' 53" E a distance of 83.70 feet to a found Iron rod at the beginning of a curve to
the left;
in a Northerly direction along a curve having a radius of 494.0 feet and a central angle of
19' 18' 09", for an arc distance of 166.43 feet to an Iron rod found at the Northwest corner
of the above said Lot 9 for the Northwest corner of this tract;
THENCE leaving said East right—of—way line of McNiel Avenue, S 79' 38' 19" E a distance of
158.01 feet to a found iron rod at the Northeast corner of said Lot 9 for the Northeast
corner of this tract;
THENCE S 00' 03' 55" W with the East lines of said Lots 9 through 13, a distance of 356.40
feet to a found iron rod at the Southeast corner of Lot 13 for the Southeast corner of this
tract;
THENCE S 79' 52' 43" W along the South line of said Lot 13, a distance of 140.75 feet to a
found iron rod in a curve of the East right—of—way line of McNiel Avenue for the Southwest
corner of said Lot 13 and the Southwest corner of this tract;
THENCE in a Northerly direction along a curve to the left, having a radius of 300.0 feet, a
central angle of 42' 37' 43", for an arc distance of 223.20 feet to the PLACE OF BEGINNING
and containing 1.703 acres of land.
THEREFORE, the Owner of the land shown on this plat and whose name is subscribed
thereon and in person or through a duly authorized agent, hereby dedicates to the use of
the public forever all streets, alleys, parks, water courses, drains, easements and public
places thereon shown for the purposes and considerations therein expressed.
