UNIVERSITY PARK, UNIT 5, SECTION F, AN ADDITION TO THE CITY OF WICHITA FALLS, WICHITA
COUNTY, TEXAS AS RECORDED IN VOLUME 27. PAGES 993-994, WICHITA COUNTY PLAT RECORDS,
SAID TRACT BEING MORE SPECIFICALLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS:
Beginning at a found iron rod at the Northwest corner of Lot 3, Block 6, University Park, Unit
5, Section F, said point also being the Southwest corner of Lot 2, Block 6, University Park, Unit
2, Section F, an addition to the City of Wichita Falls, as recorded in Volume 25, Pages 210 &
211, Wichita County Plat Records, said rod also being in the East right-of-way line of
Ridgecrest Drive, a dedicated street, for the Northwest corner and Place of Beginning of this
description;
THENCE along the South line of the above said Lot 2, Block 6, N 89' 43' 52' E a distance of
119.91 feet to a found iron rod at the Southeast comer of said Lot 2 for the Northeast corner
of this tract, said rod lies in the West line of Lot 24, Block 6, of University Park, Unit 1,
Section F, an addition to the City of Wichita Falls, Texas as recorded in Volume 24. Pages 264
and 265;
THENCE S 00' 19' 40' E along the West lines of said Lot 24, Lot 23 and Lot 6, Block 6, at
121.26 feet pass the Northwest corner of said Lot 6, Block 6, University Park, Unit 5, Section F
as recorded in Volume 27, Pages 993 & 994, Wichita County Plat Records, and continuing on
some course, in all, a distance of 251.15 feet to a found iron rod at the Southwest comer of
said Lot 6 for the Southeast comer of this tract, said rod being in the North right-of-way line
of Trinidad Drive, a dedicated street;
THENCE S 75' 14' 15" W along the said North right-of-way line of Trinidad Drive, a distance of
108.36 feet to an iron rod found at the intersection with the East right-of-way line of
Ridgecrest Drive, a dedicated street for the Southwest corner of this tract;
THENCE along the said East right-of-way line of Ridgecrest Drive as follows:
N 14' 45' 45" W a distance of 48.26 feet to a iron rod found at a point of curvature;
along a curve to the right, having a radius of 100.00 feet and a central angle of 14' 29' 37".
for an arc distance of 25.30 feet to a found iron rod at the point of tangency, the chord of
the curve is N OT 30. 56" W - 25.23 feet;
N 00' 16' 08' W a distance of 206.51 feet to the PLACE OF BEGINNING and containing 0.723
acre of land.
THEREFORE, the Owner of the land shown on this plat and whose name is subscribed
thereon and in person or through a duly authorized agent, hereby dedicates to the use of the
public forever all streets, alleys, parks, water courses, drains, easements and public places
thereon shown for the purposes and considerations therein expressed.
