A 0.413 acre tract of land consisting of Lots 5 and 6—A, Block 7, University
Park, Section 1, Unit G, an addition to the City of Wichita Falls, Texas, as
recorded In Volume 26. Pages 129-130 of the Wichita County Plat Records, and
out of Block 43, Lakeview Farms Subdivision of Blocks 32 and 33 of the Denton
County School Lands, League 1, Abstract No. 58, Wichita County, Texas, and
being more specifically described by metes and bounds as follows:
BEGINNING at a 1/2 Inch Iron rod In the west line of sold Section G and being
the north corner of sold Lot 5 and the west corner of Lot 4 of sold Block 7,
and bearing SOUTH 40'39'56' EAST 209,01 feet from the northwest comer of
said Block 43 for the north corner and PLACE OF BEGINNING of this tract;
THENCE SOUTH 35'19'16' EAST 100.00 feet along the southwest line of said Lot
4 to a 1/2 Inch iron rod In the right—of—way line of North Shore Circle, a
dedicated city cul—de—sac, for the most northerly east corner of this tract;
THENCE southerly along said right—of—way line and along a curve to the left
having a radius of 50.00 feet, an arc length of 72.50 feet, and whose chord
bears SOUTH 13'08'47' WEST 66.32 feet to a 1/2 Inch Iron rod being the most
