WHEREAS Gary Don Crawford and Christine M. Crawford are the owners of part Lot 6 and part
of Lot 5, Kell Subdivision, Wichita Falls, Wichita County, Texas and described as follows:
BEGINNING at a 1/2 inch iron rod found at the Southwest corner of Lot 6, Kell Subdivision as shown
on the Plat of Record in Volume 6, Page 3, Wichita County Plat Records;
THENCE N 64' 31' 40" W 91.45 feet along the West lines of Lots 5 & 6 to a 1/2 inch iron rod set for the
Southwest corner of a tract of land owned by Nola Kay Schenk, Volume 1244, Page 702;
THENCE N 55' 10' E 174.09 feet along the South line of the Schenk tract to a Bridge Spike set for its
Southeastcorner;
THENCE N 34' 50' W 40.0 feet along the East line of the Schenk tract to a 1/2 inch iron rod set on the
South line of a tract owned by W.W. Dalquest, Volume 818, Page 473, the center of a sewer manhole
bears N 54'21' 25" E 63.11 feet from this iron rod;
THENCE N 55' 10' E at 24.51 feet pass a 1/2 inch iron rod found at the Southeast cornerof the Dalquest
tract and the Southwest corner of another tract owned by Nola Kay Schenk volume 1244, Page 702, in
all a total distance of 318.54 feet to a 1/2 inch iron rod set on the West right of way of Lake Road (F.M.
2380), a 6 inch pipe fence corner post bears S 55' 10' W 3.2 feet from this iron rod;
THENCE in a Southeasterly direction with a curve to the right and the West right of way line of Lake
Road having a Radius of 2974.92 feet, a Central Angle of 2' IS' 40", and Are Length of 120.0 feet, the
Chord bears S 29' 47' 29" E 119.98 feet to a 1/2 inch iron rod set;
THENCE S 55' 10' W 227.52 feet along the North line of a tract owned by Homer Dale Volume 1535, Page
353 to a 1/2 inch iron rod found;
THENCE with the meanders of the North line of a tract owned by the City of Wichita Falls, Volume 1533,
Page 547, N 32' 36' 17" W 12.57 feet to a 5/8 inch iron rod found; S 78' t7' 47" W 54.94 feet to a 5/8 inch
iron rod found; S 36' 46' 20" W 74.14 feet to a 5/8 inch iron rod found; S 24' 07' 30" W 21.50 feet to a
5/8 inch iron rod found;
THENCE S 55' 15" 49" W 70.58 feet along the North line of a tract owred by the City of Wichita Falls,
Volume 1532, Page 172, to the Place of Beginning and containing 1.07 Acres of land. The bearings in
these Field Notes are NAD 83 Grid bearings from Solar Observations.
THEREFORE, the owners of the land shown on this plat and whose names are subscribed thereon and
in person or through a duly authorized agent, hereby dedicate to the use of the public forever all
streets alleys, parks, water, water courses, drains, easements and public places shown thereon for
