A tract of land being more commonly known as the west 55.00 feet of Lot 23, and the
east 27.50 feet of Lot 24, Block 1, Lee Wilson Addition, an addition to the city of
Wichita Falls, Wichita County, Texas, said tract being more specifically described
by metes and bounds as follows:
Beginning at a 1/2" iron rod lying in the north right-of-way line of Victory
Avenue, said 1/2" iron rod bears East 367.50 feet from the point of intersection of
the east right-of-way line of Brook Avenue and said north right-of-way line of
Victory Avenue, said 1/2" iron rod being the southwest corner and place of beginning
of this description;
Thence North 150.00 feet to a 1/2" iron rod lying in the south line of a 20 foot
alley, said 1/2" iron rod being the northwest corner of this tract;
Thence along said south line of a 20 foot alley, East 82.50 feet to a 1/2" iron
rod being the northeast corner of this tract;
Thence leaving said south line of a 20 foot alley, South 150.00 feet to a 1/2"
iron rod lying in said north right-of-way line of Victory Avenue for the southeast
corner of this tract;
Thence along said north right-of-way line of Victory Avenue, West 82.50 feet to
the place of beginning and containing 0.28 acre, more or less.
