WHEREAS Gregory Bruce Chapa is the owner of a 0.56 acre tract being all of Block
30-8 and a portion of Block 30—A, Wichita Gardens Homesteads as recorded in Volume 10.
Pages 47, Wichita County Plot Records, and more particularly described by metes and bounds
as follows:
BEGINNING of an iron rod found in the North line of Spealmon Drive at the Southwest corner
of said Block30—B and the Southeast corner of a tract of land conveyed to Alfredo and
Irene Chapa by deed recorded in Volume 1459 Page 459, Official Public Records of Wichita
County; for the Southwest corner of this tract;
THENCE N 11' 39' 41" E, with the West line of said Block 30—B and the East line of said
Chapa tract, for a distance of 218.43 feet to an iron rod found in the South line of
Southeast Drive at the Northwest corner of said Lot 30—B, the Northeast corner of said
Chaps tract and in a curve to the left having a radius of 1808.71 feet;
THENCE Southeasterly with the South line of Southeast Drive, the North line of said Block
30—B and said curve to the left an arc distance of 100.22 feet (Chord = S 82' 05' 10" E —
100.21 feet) to an iron rod found at the Northeast corner of said Block 30-8, the Northwest
corner of said Block 30—A and the Northwest corner of a tract of land conveyed to Roger
York by deed recorded in Volume 2964, Page 989, Wichita County Deed Records, for the
Northeast corner of this tract;
THENCE S 07' 08' 43" W, with the West line of said York tract, for a distance of 228.91 feet
to an iron rod found in the North line of Spealmon Drive at the Southwest corner of said
York tract, for the Southeast corner of this tract;
THENCE N 76' 46' 16" W, with the North line of Spealman Drive and the South line of said
Blocks 30—A and 30-8 a distance of 118.06 feet to the PLACE OF BEGINNING and containing
0.56 acre of land.
THEREFORE, the owner of the land shown on this plat and whose name is subscribed
hereto, and in person or through a duly authorized agent, hereby dedicates to the use of the
public forever all streets, alleys, parks, watercourses, drains, easements and public places
thereon shown for the purpose and consideration therein expressed and further warrants that
he has lawful authority to make such dedications.
