20-foot alley as closed by City Ordinance Number 88-83, and the remainder of Lots 1 and 7, Block 3, W.E. Wilson Addition,
an addition to the City of Wichita Falls, said M.E. Wilson Addition being recorded in Volume 5, Page 664 of the Wichita
County Plat Records, Wichita County, Texas, said tract being more specifically described by metes and bounds as follows:
Beginning at a 1/2" iron rod lying in the centerline of Avenue M as closed by City Ordinance Number3a-ss, said iron
rod being the point of intersection of said centerline of Avenue M and the west right-of-way line of Shepherd Street,
said iron rod being the northeast corner and place of beginning of this description;
Thence along said west right-of-way line of Shepherd Street, South 69.60 feet to a 1/2" iron rod being the point of
intersection of said west right-of-way line of Shepherd Street and the north right-of-way line of Kell Boulevard (North
Frontage Street), said iron rod being the most easterly southeast corner of this tract;
Thence leaving said west right-of-way line of Shepherd Street, West 61.00 feet to a 112" iron rod for corner;
