A tract of land 'being more commonly known as a portion of Lot 1, Block 118,
Westmoreland Park and Adjacent Properties, as recorded In Volume 3, Pages
103 and 104, of the Wichita County Plat Records, Westmoreland Park and
Adjacent Properties being an addition to the city of Wichita Falls, Wichita
County, Texas, said tract being more specifically described by metes and
bounds as follows:
Beginning at a railroad spike being the point of Intersection of the
west right-of-way line of Fairway Boulevard and the south right-of-way
line of Coronado Avenue, said railroad spike being the northeast corner of
said Lot 1, Block 118, Westmoreland Park and Adjacent Properties, and also
being the place of beginning of this description;
Thence along said west right-of-way line of Fairway Boulevard, South
170.00 feet to a 1/2" Iron rod for the southeast corner of this tract;
Thence leaving said west right-of-way line of Fairway Boulevard, South
68" 44' 00" West 83.60 feet to a 1/2" Iron rod for the southwest corner of
this tract;
Thence North 22" 07' 07" west 156.05 feet to a 1/2" Iron rod lying In
the above mentioned south right-of-way line of Coronado Avenue,sald iron
rod being the northwest corner of said Lot 1, Block 118, and also being the
northwest corner of this tract;
Thence along said south right-of-way line of Coronado Avenue, North
67" 48' 15" East 147.60 feet to the place of beginning and containing 0.42
acre of land, more or less.
