Block 28, Westwood Garden Estate, an addition to the City of Wichita Falls, and a 0.62 acre
tract out of the John Goodwin Survey, A-83, Wichita County, Texas, and described by metes
and bounds as follows:
BEGINNING at an iron rod set in the West line of Block 28, Westwood Garden Estate, as shown
on plat of record at Volume 3, Page 97, Wichita County Plat Records, said rod being 40 feet
North of the Southwest corner of Block 28, said rod is also at the intersection of the North
right-of-way line of Lela Lane, a dedicated street, with the East right-of-way line of North
Beverly Drive, a dedicated street, for the Southwest corner and PLACE OF BEGINNING of this
description;
THENCE with the said West lines of Blocks 28, 27 and 26 and the East right-of-way line of
North Beverly Drive, N 00' 37' 00" E, at 5.00 feet pass an iron rod set in the West line of
Block 28, and continuing on some course for a total distance of 275.50 feet to an iron rod
set at the Northwest corner of a certain 0.62 acre tract conveyed to Beverly United Methodist
Church by deed recorded in Volume 754, Page 117, Wichita County Deed Records, for the
Northwest corner of this tract;
THENCE leaving the East right-of-way line of North Beverly Drive, N 89' 47' 31" E, along the
North line of said 0.62 acre tract, a distance of 292.67 feet to an iron rod .set at the
Northeast corner of said 0.62 acre tract, for the Northeast corner of this tract;
THENCE with the East line of the said 0.62 acre tract and the East lines of Blocks 26, 27 and
28, S 01' 02' 47" W, at 275.90 feet pass an iron rod set in the East line of Block 28, and
continuing on same course, for a total distance of 280.90 feet to an iron rod found in the
North right -of way line of Lela Lane, for the Southeast corner of this tract;
THENCE N 89' 09' 38" W with the North right-of-way line of Lela Lane, a distance of 290.53
feet to the PLACE OF BEGINNING and containing 1.86 acres of land.
BLOCKS 29A & 30A
WHEREAS, BEVERLY UNITED METHODIST CHURCH is the owner of Blocks 29 and 30, Westwood
Garden Estate, an addition to the City of Wichita Falls, Wichita County, Texas, and described by
metes and bounds as follows:
BEGINNING at an iron rod set at the Northwest corner of Block 29, Westwood Garden Estate,
as shown on plat of record at Volume 3, Page 97, Wichita County Plat Records, sold rod being
at the intersection of the South right-of-way line of Lela Lane, a dedicated street, with the
East right-of-way line of North Beverly Drive, a dedicated street, for the Northwest comer and
PLACE OF BEGINNING of this description;
THENCE S 89' 09' 38" E with the South right-of-way line of Lela Lane, at 238.18 feet pass
an iron rod set, and continuing on some course for a total distance of 290.18 feet to an iron
rod found in said line, said rod being at the Northeast corner of said Block 29, for the
Northeast corner of this tract;
THENCE leaving the South right-of-way line of Lela Lane, S 00' 37' 04" W, along the East
lines of said Blocks 29 and 30, a distance of 150.00 feet to an iron rod set at the Southeast
corner of said Block 30, for the Southeast corner of this tract;
THENCE with the South line of said Block 30, N 89' 09' 38" W a distance of 290.18 feet to a
found iron rod at the Southwest corner of said Block 30, said rod being in the East
right-of-way line of North Beverly Drive, for the Southwest corner of this tract;
THENCE N 00' 37' 00" E with the East right-of-way line of North Beverly Drive, a distance of
150.00 feet to the PLACE OF BEGINNING and containing 1.00 acre of land.
THEREFORE, the owner of the land shown on this plat and whose name is subscribed thereon
and in person or through a duly authorized agent, hereby dedicates to the public forever all
street, alleys, parks, water courses, drains, easements, and public places thereon shown for the
purposes and considerations therein expressed.
