Abstract No. 305, Wichita County, Texas, and out of Lot 4, Block 46, Country Club Estates, First Section, an
addition to the City of Wichita Falls, Texas, as recorded in Volume 3, Page 99, Wichita County Plat Records, said
1.60-acre tract being more specifically described by metes and bounds as follows:
BEGINNING at a 1/2-inch iron rod at the point of intersection of the northeast right-of-way line of Irving Place, a
dedicated City street, with the southeast right-of-way line of the City of Wichita Falls Aqueduct right-of-way, said
iron rod also being the west comer of said Lot 4 for the west comer and PLACE OF BEGINNING of this tract;
THENCE NORTH 35"46'00" EAST 214.66 feet along said southeast fight -of -way line and along the northwest line
of said Lot 4 to a 1/2-inch iron rod being the north comer of said Lot 4 and the west comer of Lot 3 of said Block 46
for the north corner of this tract;
THENCE leaving said southeast right-of-way line, SOUTH 58°08'56" EAST 333.29 feet along the northeast line of
said Lot 4 and the southwest line of said Lot 3 to a 1/2-inch iron rod in the northwest right-of-way line of Midwestern
Parkway, a dedicated City street, being the east comer of said Lot 4 and the south corner of said Lot 3 for the east
corner of this tract;
THENCE SOUTH 32°03'54" WEST 127.81 feet along said northwest right-of-way line and along the southeat line
of said Lot 4 to a 1/2-Inch Iron rod being a point of curvature In the southeast line of said Lot 4 and in said northwest
right-of-way line for a point of curvature in the southeast line of this tract;
THENCE along the intersecting right-of-way lines of said Irving Place and said Midwestern Parkway, along the
south line of said Lot 4, and along a curve to the right having a radius of 76.90 feet, an arc length of 117.75 feet,
and whose chord bears SOUTH 75'55'57" WEST 106.58 feet to a 1/2-inch iron rod being a point of tangency in the

THENCE NORTH 60*12*00" WEST 273.50 feet along said northeast right-of-way line and along the southwest line
