recorded in Volume 3, Page 86, Wichita County Plat Records, and being more specifically
described by metes and bounds as follows:
BEGINNING at a 1 inch iron pipe found at the Northeast comer of said Lot 8, Block 19, said
pipe being in a curve of the South right—of—way line of Clarinda Avenue, a dedicated street,
and pipe also being the Northwest corner of Lot 9, Block 19, First Section, Country Club
Estates;
THENCE S 32' 57' 00" E a distance of 119.2 feet along the East line of said Lot 8, to a
point in a sanitary sewer manhole cover for the Southeast comer of this tract and the
Southwest comer of said Lot 9, said point also being the Northwest corner of Lot 10, Block
19, First Section, Country Club Estates;
THENCE S 37' 17' 00" W a distance of 195.0 feet along the West line of said Lot 10 to a
nail found on the South side of a sanitary sewer manhole cover for the most Southerly
Southeast corner of this tract and the Southwest comer of sold Lot 10, said nail also being
the Southeast corner of the above sold Lot 7 and the Northeast corner of Lot 12, Block 19,
First Section, Country Club Estates;
THENCE S 84' 28' 00" W a distance of 55.6 feet along the North line of said Lot 12 to a
found iron rod in said line for the Southwest comer of this tract;
THENCE N 11' 27' 00" W a distance of 211.96 feet to a 1 1/2" iron pipe found in a curve of
the above mentioned South right—of—way line of Clarinda Avenue for the Northwest corner of
this tract, the bearing of the tangent to the curve at said pipe bears N 76' 27' 50" E;
THENCE in a Northeasterly direction along a curve to the left, having a radius of 794.06 feet,
a central angle of 11' 32' 31", for an arc distance of 159.96 feet to the PLACE OF
BEGINNING and containing 0.785 acre of land.
THEREFORE, the Owners of the land shown on this plot and whose names are
subscribed thereon and in person or through a duly authorized agent, hereby dedicate to the
use of the public forever all streets, alleys, parks, water courses, drains, easements and
public places thereon shown for the purposes and considerations therein expressed.
