Whereas Creston Priddy, 3401 Garfield Street, Wichita Falls, Texas, Phone 692-6015, is
the owner of a certain tract of land situated in Block 38, 39, 40, Rancho Vista Subdivision,
Wichita Falls, Texas, described by metes and bounds as follows:
BEGINNING at a point on the North R.O.W. line of Rosedale Street at its intersection with
the West R.O.W. line of a 20 foot Alley (Block 1, Seymour Heights Subdivision, Section 1).
THENCE S.42°-16'W. a distance of 28U.10 feet along the North R.O.W. line of Rosedale Street
to its intersection with the North R.O.W. line of F. M. Highway No. 369;
THENCE along a curve to the right (central angle - 04°-U9'-36', Radius = 1850.16 feet, Chord
bearing and distance = N.43°-45'W. 134.632 feet) for a distance of 134.869 feet;
THENCE N.49°-22'E. a distance of 279.8 feet to a point of intersection with a 20 foot Alley
(Block 1, Seymour Heights Subdivision, Section 1);
THENCE along a curve to the right (central angle = 03°-39'-41", Radius = 1570.2 feet, Chord
bearing and distance = S.43°-44'E. 99.95 feet) for a distance of 100.59 feet to the place of
beginning and containing 0.15 acres of land.
The Owner of land shown on this plat and whose name is subscribed hereto, and in person
or through a duly authorized agent hereby dedicates to the use of the public forever all streets,
alleys, parks, water courses, drains, easements, and public places thereon shown for the pur-
poses and considerations therein expressed.
