FIELD NOTES
A tract of land being more commonly known as Lots I-B 8 1-0, Block 5, Brison Replat of Lot 1, Block 5,
Rivercrest Park Addition, as recorded in Volume 685, Page 578, Wichita County Deed Records, and being an
addition to the city of Wichita Falls, Wicnita County, Texas, said tract being more specifically described
by metes and bounds as follows:
Beginning at a �" iron rod lying in a curve in the east right-of-way line of Rivercrest Drive, said
iron rod being the southwest corner of Lot 1-E, of said Block 5, and also being the northwest corner of
said Lot 1-8, the bearing of the tangent at said point is North 630 05' 56" West, said iron rod being
the most westerly northwest corner and place of beginning of this description;
Thence along the south line of said Lot 1-E, North 36' 18' 31" East 104.44 feet to a �" iron rod being
the southeast corner of said Lot 1-E, and the southwest corner of said Lot 1-D;
Thence along the east line of said Lot 1-E, and the west line of said Lot 1-D, North 480 06' 11" West
129.91 feet to a y" iron rod being the northeast corner of said Lot 1-E, and the northwest corner of said
Lot 1-D, said iron rod being the most northerly northwest corner of this tract;
Thence along the north line of said Lot 1-0, North 770 11' 51" East 126.61 feet to a y" iron rod lying
in a curve in the west right-of-way line of MCGRATH LANE , said iron rod being the northeast corner of said
Lot 1-0. and also being the northeast corner of this tract, the bearing of the tangent at said point is
North 3r 18' 26" West;
Thence along said west right-of-way line Of MCGRATH LANE as follows:
Thence along a 21.459 degree curve to the left, having a radius of 267.00 feet, and a central
angle of Or 22' 48", a total arc distance of 15.75 feet to a >" iron rod being a point of tangency;
Thence South 400 41' 14" East 67.68 feet to a V," iron rod being a point of curvature;
Thence along a 21.923 degree curve to the right, having a radius of 261.35 feet, and a central
angle of 29° 14' 36", a total arc distance of 133.39 feet to a V," iron rod being a point of compound
curvature, the bearing of the tangent at said point is South 11* 26' 38" East;
Thence along a 63.662 degree curve to the right, having a radius of 90.00 feet, and a central
angle of 840 59' 56", a total arc distance of 133.52 feet to a y" iron rod being a point of compound
curvature, the bearing of the tangent at said point is North 766 41' 33" West, said iron rod also being
the point of intersection of said west right-of-way line of MCGRATH LANE, and the above mentioned
east right-of-way line of Rivercrest Drive;
Thence along said east right-of-way line of Rivercrest Drive, and along a 5.232 degree curve to the
right, having a radius of 1095.00 feet, and a central angle of 050 25' 12", a total arc distance of 103.58
feet to the place of beginning and containing 0,75 acre of land, more or less.
