A 0.29-acre tract out of Block 7, Country Club Addition, an addition to the City of Wichita Falls,
Wichita County, Texas, as recorded in Volume 5, Page 432, Wichita County Plat Records, being all
of Lots 16 and 17 of said Block 7 and being more specifically described by metes and bounds as
follows:
BEGINNING at a 1/2-inch iron rod on the north right-of-way line of 31 st Street, a dedicated public
right-of-way, being the southwest corner of said Lot 17 and the southeast corner of Lot 18 of said
Block 7 for the southwest comer and PLACE OF BEGINNING of this tract;
THENCE NORTH 125.00 feet along the west line of said Lot 17 and the east line of said Lot 18 to a
