Survey), A-305, Wichita County, Texas, and being all of Lots 2 and 3, Block 8, Country
Club Estates, an addition to the City of Wichita Falls, Texas, as recorded in Volume 5,
Page 432, Wichita County Plat Records, said tract being more specifically described by
metes and bounds as follows:
BEGINNING at a 112 inch iron set in the south right—of—way line of 31st Street, a
dedicated city street, said iron rod being the northeast corner of said Lot 2 and the
northwest comer of Lot 1 of said Block 8, from said iron rod the southwest corner of
said Block 6, bears SOUTH 55*0844' WEST 955.39 feet, said 112 inch iron rod being the
northeast corner and PLACE OF BEGINNING of this tract;
THENCE SOUTH 125.00 feet along the east line of said Lot 2 and the west line of said Lot
1 to a 112 inch iron rod set in the north line of a dedicated 15—foot alley, said rod being
the southeast corner of said Lot 2 and the southwest comer of said Lot 1 for the
southeast comer of this tract;
THENCE leaving said Lot 1, WEST along the north line of said alley and along the south
line of sold Lot 2, at 50.00 feet pass the southeast corner of said Lot 3 and the

of said Lot 3 for a total distance of 100.00 feet to a set 112 inch iron rod being the
