by metes and bounds as follows:
Beginning at a !�" iron rod lying in the south right-of-way line of North First
Street, said k" iron rod bears West 85.00 feet from the point of intersection of
said south right-of-way line of North First Street and the west right-of-way line of
North Sunset'Drive, said !I" iron rod being the northeast corner of said Block 6, and
the northwest corner of Block 3, of said Breaux Acre Addition, said lz" iron rod being
the northeast corner and place of beginning of this description;
Thence along the west line of said Block 3, and the east line of said Block 6,
