WHEREAS, Mike R. and RicHie D. Knox are the owners of Lot 12, and portions of lots 13 and 14
Block 25, Sibley Taylor 2nd Addition to the City of Wichita Falls, Texas, described by metes and
bounds as follows:
BEGINNING at a 1/2 inch reinforcing rod, the Southwest corner of Lot 13, Block 25, Sibley
Taylor 2nd Addition and also being the Southeasterly corner of a 12 foot alley where it inter-
sects the North line of 23rd Street.
THENCE, North 34 degrees 54 minutes East 170.7 feet along the easterly line of said alley,
set a 1/2 inch reinforcing rod.
THENCE, East 36.17 feet along the North lines of Lots 12 and 13, Block 25 of Sibley -Taylor
2nd Addi.tion to the intersection of the West right-of-way of Expressway 287 set a 1/2 inch re-
inforcing rod.
THENCE, South 38 degrees 51 minutes East 127.45 feet parallel to and 13.0 feet from the face
of West Service Road curb to a Texas Highway Department R.O.W. monument.
THENCE, South 40.75 feet along the West line of Lot 15, Block 25, Sibley -Taylor 2nd Addition
to a bridge spike for corner in the North line of 23rd Street.
THENCE, West 213.8 feet along the North line of 23rd Street parallel and 10 feet north of
the face of the North curb of 23rd Street to the place of beginning and containing; 0.439 acres
of land.
THEREFORE the owners of the land shown on this plat and whose names are subscribed thereto,
