WHEREAS, Bing D. Miller and Jody Miller are the owners of a certain tract of land, being all of Lots 22 and
23 and a remaining portion of Lot 24, along with a portion of a Closed 15 foot wide alley by City Ordinance
#33-96. all in Block 3, Hillcrest Addition, an addition to the City of Wichita Falls, Wichita County, Texas
according to the plat of which, recorded in Volume 2, Page 103, Wichita County Plat Records and being
further described by metes and bounds as follows:
BEGINNING at an iron rod found at the Southwest corner of Lot 11—A, Block 3, Hillcrest Addition, as recorded
in Volume 27, Page 425, Wichita County Plat Records, said rod being in the East line of a 15 foot alley in
said Block 3, for the Northwest corner and PLACE OF BEGINNING of the herein described tract;
THENCE S 85' 52' 52" E a distance of 140.15 feet through the above mentioned closed 15 foot alley to a
found iron rod in said closed alley for the most Northerly Northeast corner of this tract;
THENCE S 46' 15' 26" E a dsitance of 14.23 feet to a found iron rod in the East line of said Lot 24 for the
most Easterly Northeast corner of this tract;
THENCE with the said East line of Lot 24, S 00' 17' 13" E o distance of 65.19 feet to an iron rod set in a
curve of the existing Northwesterly right—of—way of Jacksboro Highway for the most Easterly Southeast
corner of this tract;
THENCE in a Southwesterly direction along a curve to the left, having a radius of 1959.89 feet, for an arc
distance of 65.39 feet to a mag nail set at the intersectiopn of said right—of—way line of Jacksboro
Highway and the North right—of—woy line of 31st Street, a dedicated public street, for the Southeast corner
of this tract (Chord = S 37' 19' 54" W — 65.39 feet);
THENCE with the said North right—of—way line of 31st Street, S 89' 32' 13" W a distance of 110.04 feet to
an iron rod set at the Southwest corner of the above mentioned Lot 22 for the Southwest corner of this
tract;
THENCE with the West line of said Lot 22, N 00' 17' 29" W, at 125.51 feet pass an iron rod found of the
Northwest corer of said Lot 22, at 133.04 feet pass an iron rod found, and continuing on some course for a
total distance of 137.97 feet to the PLACE OF BEGINNING and containing 0.429 acres of land.
THEREFORE, the Owner of the land shown on this plat and whose name is subscribed thereon and in
person or through a duly authorized agent, hereby dedicates to the use of the public forever all streets,
alleys, parks, water courses, drains, easements and public places thereon shown for the purposes and
considerations therein expressed.
