LEGAL DESCRIPTION
A 0.29-acre tract out of the Cherokee County School Lands Survey, Abstract No. 33, Wichita County,
Texas, being all of Lots 23 & 24, Block 13, Hillcrest Addition, an addition to the City of Wichita Falls,
Texas, as recorded in Volume 2, Page 103, Wichita County Plat Records, being all of that certain tract
deeded to Gary & Georgia Tedford from Helen Portwood, at. at., in April, 1996, as recorded in Volume
1858, Page 750, Wichita County Deed Records, and being more specifically described by metes and
bounds as follows:
BEGINNING at a 1/2-inch iron rod on the north right-of-way line of 35th Street, a dedicated public
road, being the southwest Comer of said Lot 23 and the southeast corner of Lot 22 of said Block 13 for
the southwest corner and PLACE OF BEGINNING of this tract;
THENCE NORTH 125.00 feet along the west line of said Lot 23 and the east line of said Lot 22 to a
1/2-inch iron rod on the south right-of-way line of a 15-foot public alley being the northwest comer of
said Lot 23 and the northeast corner of said Lot 22 for the northwest comer of this tract;
THENCE EAST, at 50.00 feet pass the northeast corner of said Lot 23 and the northwest comer of
said Lot 24, and continuing for a total distance of 100.00 feet along the south right-of-way line of said
alley and the north lines of said Lots 23 and 24 to a 1/2-inch iron rod being the northeast comer of
said Lot 24 and the northwest comer of Lot 25 of said Block 13 for the northeast corner of this tract;
THENCE leaving the south right-of-way line of said alley, SOUTH 125.00 feet along the east line of
said Lot 24 and the west line of said Lot 25 to a 1/2-inch iron rod on the north right-of-way line of said
35th Street being the southeast corner of said Lot 24 and the southwest comer of said Lot 25 for the
southeast comer of this tract;
THENCE WEST, at 50.00 feet pass the southwest corner of said Lot 24 and the southeast comer of
said Lot 23, and continuing for a total distance of 100.00 feet along the north rightof-way line of said
