LEGAL DESCRIPTION
A 0.77-acre tract out of the T. H. Garner Survey, Abstract No. 84, Wichita County, Texas, being a
portion of Lots 13, 14, 15, 16, 17, and 18, Block 71, Southland Addition, an addition to the City of
Wichita Falls, Texas, and being all of Tracts XIII(b), XIII(c), and XIII(D) and the north 30 feet of
Tract XIII(a) as described in special warranty deed to Marant Investments, Inc. from Eddie Martin,
at at, in August, 2000, as recorded in Volume 2195, Page 81, Wichita County Deed Records,
said 0.60-acre tract being more specifically described by metes and bounds as follows:
BEGINNING at a 1/2-inch iron rod being the northeast corner of said Lot 18 and said Marant tract
and being the point of intersection of the south right-of-way line of a 20-foot wide public alley with
the west right-of-way line of Van Buren Street, a dedicated city street, for the northeast corner and
PLACE OF BEGINNING of this tract;
THENCE South 00048'00" East 29.62 feet along the east line of said Marant tract and the west
right-of-way line of said Van Buren Street to a 1/2-inch iron rod being the point of intersection of
the west right-of-way line of said Van Buren Street with the north right-of-way line of U. S.
Highway No's. 82/277, a dedicated state highway right-of-way commonly known as Kell
Boulevard, and being the southeast corner of said Marant tract for the southeast corner of this
tract;
THENCE in a southwesterly direction along the south line of said Marant tract and the north
right-of-way line of said Kell Boulevard the following:
SOUTH 34055'00" WEST 25.55 feet to a 1/2-inch iron rod for an angle point,
SOUTH 68015'00" WEST 122.60 feet to a 1/2-inch iron rod being the southwest corner of
said Tract XIII(d) and the southeast corner of said Tract XIII(c) for an angle point,
SOUTH 68039'47" WEST 68.71 feet to a 1/2-inch iron rod being the southwest corner of said
Tract XIII(c) and the southeast corner of said Tract XIII(b) for an angle point,
SOUTH 71001'47" WEST 67.68 feet to a 1/2-inch iron rod being the southwest corner of said
Tract XIII(b) and the southeast corner of said Tract XIII(a) for an angle point;
SOUTH 83°45'29" WEST 64.38 feet to a "Type 2" right-of-way monument for the most
southernly southwest corner of this tract;
THENCE NORTH 150.00 feet along the west line of said Lot 13 and the east line of said Lot 12 to
a 1/2-inch iron rod for the northwest corner of this tract;
THENCE EAST 320.08 feet along the north line of said Marant tract and the south right-of-way
line of said public alley to the PLACE OF BEGINNING, and containing 0.77 acres, more or less.
