THENCE North with the West line of Lot 7, a distance of 150.0 feet to a point in the South line of a
20.0 foot alley;
THENCE East with the South line of said alley 213.2 feet to an iron rod in the Southwest Right -of -Way
of Avenue M;
THENCE S 620 45' E with said Right -of -Way 41.55 feet to an iron rod in the West Right -of -Way of Monroe
Street;
THENCE South with said Right -of -Way 53.0 feet to a Highway monument in the North Right -of -Way of
Kell Blvd;
THENCE with said Right -of -Way as follows: S 34' 05' W 24.83 feet to an iron rod, S 65' 21' W 94.6 feet
to a Highway monument, S 63' 36' W 40.4 feet to a Highway monument, and West 114.OF feet to the
PLACE OF BEGINNING and containing 0.75 acre of land.
The Owner of the land shown on this replat and whose name is subscribed hereto, and in
person or through a duly authorized agent, hereby dedicates to the use of the public forever all
streets,alleys, parks, water courses, drains, easements and public places thereon shown for the
purpose and consideration therein expressed.
