Whereas Gary Gardner, 700 North Mills, Bowie, Texas, 76230, Ph. 817-872-1443, is the owner of Lot 24,
McKenzie - Knight Subdivision, to the City of Wichita Falls, Wichita County, Texas; and herewith
Replats said land into Lots 24-A, and 24-B the perimeter of which is described by metes and bounds as
follows:
BEGINNING at iron stake set at the original S.W. cor. of Lot 24 in the North line of Fairfax (50 ft.
R.O.W.) Avenue.
THENCE North 92.0 ft. set iron stake at the original N.W. cor. of said Lot 24.
THENCE East 464.0 ft. to an iron stake set for the N.E. cor.of this tract in the West R.O.W. line of
Burkburnett Road (110 ft. R.O.W.)

ab THENCE S.23005'E., with said R.O.W., 100.0 ft. to an iron stake set -for the S.E-r cor. of this tract.
THENCE West, with the north R.O.W. line of said Fairfax Avenue, 503.2 ft. to the place of beginning and
containing 1.02 acres of land.
The owner of the land shown on this plat and whose name is subscribed hereto, and in person or through a
duly authorized agent hereby dedicates to the use of the plublic forever all streets, alleys, water courses,
drains, easements, and public places thereon shown for the purpose and considerations therin expressed.
