specifically described by metes and bounds as follows:
Beginning at a point of in to react i on of the No rthwast right-of-way line of Front Street and the
Northeast right-of-way line of Eastside Drive; said point bears South 560 00' West 23.3 feet
from the Southeast corner of the above man ion ad Block W; for the Southwest corner of this tract and
place of beginning of this description;

419.22 feet;
Thence leering said right-of-way line North 560 00' East 23.70 foot;
Thence North 340 00' West 171.90 feet to a point in the high bank of Big Wichita River for the
