BEGINNING at an iron rod set at the Southeast comer of a tract conveyed to Danny R.
Boydston by deed recorded at Volume 2295, Page 660, Official Public Records of Wichita
County, said corner is called to be in the East line of Block 15 of the Priddy Subdivision of
the G.W. Scott Survey, A-254, as recorded at Volume 5, Page 286, Wichita County Plat
Records, said corner is also called to bear N 00' 39' E a distance of 1603.0 feet from the
Southeast corner of Block 11 of said Subdivision, said iron rod is the Southeast corner of
this tract, and bears N 78' 13' W 9.80 feet from an iron rod found;
THENCE N 78' 13' W with the South line of said Boydston tract, at 0.7 foot pass a 4" pipe
fence corner 0.2 foot right, at 523.1 feet pass a fence corner 0.4 foot right, and continuing
on some course generally with fence, in all a distance of 973.70 feet to an iron rod found in
the East line of Borland Lane, for the Southwest corner of this tract, a fence corner bears N
69' 32' E 0.6 foot;
THENCE N 00' 55' E with the East line of Borland Lane and generally with fence, at 142.2
feet fence ends 1.2 feet right, and continuing on some course, at 160.16 feet pass an iron
rod set in the South right—of—way line of the Northside Irrigation Canal, and continuing on
some course, in all a distance of 202.06 feet to a point in the centerline of said canal,
being a curve to the right with a radius of 954.93 feet, for the Northwest comer of this
tract;
THENCE in an Easterly direction, with the centerline of said canal and with said curve to the
right, for an arc distance of 517.03 feet to the end of curve (chord of this arc segment is
N 89' 29' 24" E-510.74 feet);
THENCE S 75' 00' E, continuing with the centerline of said canal, a distance of 26.07 feet to
the beginning of a curve to the right with a radius of 1145.92 feet;
THENCE in a Southeasterly direction, with the centerline of said canal and with said curve to
the right, for an arc distance of 469.27 feet to the Northeast corner of said Boydston tract
and the Northeast corner of this tract (chord of this arc segment is S 63' 16' 03" E-466.00
feet);
THENCE S 00' 39' W with the East line of said Boydston tract, at 64.19 feet pass an iron
rod set in the South right—of—way line of said Northside Canal, and continuing on some
course, In all a distance of 189.07 feet to the PLACE OF BEGINNING and containg 6.05 acres
of land, of which approximately 1.03 acres is located within canal right of way.
THEREFORE, the Owners of the land shown on this plat and whose names are
subscribed thereon and in person or through a duly authorized agent, hereby dedicate to the
use of the public forever all streets, alleys, parks, water courses, drains, easements and
public places thereon shown for the purposes and considerations therein expressed.
