21 and 22, Ed Woodall Subdivision No. 1, Wichita Falls, Texas, and described by metes and bounds as follows:
BEGINNING at the Northeast corner of Block 18, Ed Woodall Subdivision No. 1 as recorded in Volume 3, Page 43, Wichita
County Plat Records and the Northwest corner of Lot 1, Block 17 as recorded in Volume 24, Page 35, Wichita County Plat
Records, said point being in the South right-of-way line of Maurine Street;
THENCE S 00° 18' W with the East line of Block 18 and the West line of Lot 1, Block 17 a distance of 275.36 feet to an iron
rod at the Southwest corner of Lot 1, Block 17;
THENCE continuing S 000 33' W along the East line of Block 18 a distance of 1051.54 feet to the Southeast corner of Block
18, said point being in the North right-of-way line of Borton Street;
THENCE N 890 34' W along the South line of Blocks 18, 19, 20, and 21 and the North line of Borton Street 1316.17 feet to
a point for the Southwest corner of Block 21, and the Southeast corner of Block 22;
THENCE N 001 36' E along the East line of Block 21 at 20 feet pass an iron rod at the Southeast corner of Lot 13A, Raymond
Simmons Subdivision as recorded in Volume 24, Page 344, Wichita County Plat Records and continuing N 000 36' E a distance
of 662.67 feet to an iron rod at the Northeast corner of Lot 13A;
THENCE N 890 22' W along the North line of Lot 13A a distance of 172.67 feet to an iron rod at the Southeast corner of
a tract owned by the City of Wichita Falls, recorded in Volume 960, Page 239, Wichita County Deed Records;
THENCE with the East line of City of Wichita Falls tract as follows: N 000 38' F. 75.8 feet; N 370 11' W 21.2 feet;
N 270 02' W 30.0 feet and N 221 40' W 33.8 feet to the Northeast corner of said tract;
THENCE with the North line of said tract N 890 26' W 109.9 feet to a point in the West line of Block 22 and the East line
of North Beverly Drive;
THENCE N 000 34' E along the West line of Block 22 and the East line of North Beverly 414.14 feet to an iron rod at the
Southwest corner of a tract owned by Lone Star Gas Co. recorded in Vol. 267, Page 508, Wichita County Deed Records;
THENCE S $90 31' E with the South line of said tract 95.0 feet to an iron rod at its Southeast corner;
THENCE N 000 34' E with the East line of said tract 100.0 feet to an iron rod at its Northeast corner, said point being
in the North line of Block 22 and the South right-of-way line of Maurine Street;
THENCE with the North line of Blocks 18, 19, 20, 21 and 22, and the South line of Maurine Street S 890 :31' E 1541.96 feet
to the PLACE OF BEGINNING and containing 44.314 acres of land.
THEREFORE, the owner of the land shown on this plat and whose name is subscribed hereto, and in person or through
a duly authorized agent, hereby dedicates to the use of the public forever, all streets, alleys, parks, water courses, drains,
easements and public places thereon shown for the purposes and considerations therein expressed.
