WHEREAS, Brian Walser is the owner of a 0.693 acre tract of land out of Block 4 and 5, S. R.
Ludolphus Subdivision, Wichita Falls, Wichita County, Texas, as shown on plat recorded at Volume
3, Page 78, Wichita County plat Records, being the same land conveyed to Brian Walser be deed
recorded at Volume 1796, Page 44, Official Records of Wichita County, and described by metes and
bounds as follows.
BEGINNING at an iron rod found at the East corner of Brian Walser tract, said rod is in the Curved
South right-of-way of Kell Freeway, 22.1 feet Westerly from its intersection with the East line of Block
5, of the S. R. Ludolphus Subdivision, from said rod a concrete monument at the end of curve bears
N 870 14' 30" E 667.00 feet;
THENCE Southwesterly with South line of Kell Freeway with a curve to the left having a radius of
5504.58 feet for an arc distance of 448.17 feet to an iron rod found at the Northwest corner of this tract
(long chord of this curve segment is S 81° 29' W 448.05 feet);
THENCE S 230 05' 20" E 125.40 feet to an iron rod found at the Southwest corner of this tract;
THENCE N 660 54' E 257.55 feet to an iron rod found,
THENCE N 620 48' 40" E 176.55 feet to the PLACE OF BEGINNING and containing 0.693 acre of
land.
The owner of the land shown on this plat and whose name is subscribed hereto, and in person
or through a duly authorized agent, hereby dedicates to the use of the public forever all streets, alleys,
parks, water courses, drains, easements and public places thereos shown or the purposes and
consideration therein expressed.
