THENCE N 89' 41' 53" W with the North right-of-way line of Galveston Street and with the
South line of said Bond tract, a distance of 17.27 feet to a )'x' iron rod with yellow cap set
for an angle corner of this tract;
THENCE N 89' 39' 36" W with the North right-of-way line of Galveston Street and the South
line of said Bond tract, a distance of 520.99 feet to a Y2" iron rod with yellow cap set in
the East right-of-way line of Grace Street, for the Southwest corner of this tract;
THENCE N 00' 21' 42' E with the East line of Grace Street and the West line of said Bond
tract, a distance of 49.17 feet to a )¢" iron rod with yellow cap set in the South
right-of-way line of U.S. 82 (Kell Blvd.), for the most Westerly Northwest corner of this
tract;
THENCE N 65' 09' 54" E with the South right-of-way line of U.S. 82 (Kell Blvd.), a distance
of 72.46 feet to a )2" iron rod with yellow cap set in the South right-of-way line of Ervay
Street and the North line of said Bond tract, for the most Northerly Northwest corner of this
tract;
THENCE 5 59' 39' 42" E with the South right-of-way line of Ervay Street and the North line
of said Bond tract, a distance of 551.69 feet to the PLACE OF BEGINNING and containing
