of the sum of Twelve hundred eighty two and 50/100 (�1282.50) Dollars to me paid and secur
to be paid by T. R. Boone, as follows: Six hundred forty one and 25.100 (4641.25) Dollars
cash in hand paid, the receipt of which is hereby Acknowledged, and balance evidenced by oR
certain vendor's lien note of even date herewith in the sum of sr641.25, bearing interest
at rate of eight per cent from date, and due one year after date., have Grantdd, Sold and
Conveyed and by these presents do Grant, Sell and Convey unto the said T. R. Boone of the
County of Wici,ita State of Texas, all that certain two tracts of land, described as follows:
First: 2:99_Acres of land out of Block "D" of Kemp's West�End Aduiticn to the city of
Wichita Falls, Texas, as shown by map of said Addition duly recorded in the deed records
of Wichita County, Texz.�s, with field notes as follows: Beginning at the Southwest corner of
said Block "D"; thence North 520 feet to the Northwest corner of said Block; thence East
250 feet to the Northwestern corner of a tract of, land heretofore sold to M. F. Yeager by
J. A. Kemp; thence South 520 feet to the South line of said block; thence West 250 feet
to the place of beginning, and beinr, the same land conveyed to It. F. Yeager by J. A. Kemp
by deed date February let, 1912duly recorded in the deed records of Wichita County,
-to which reference is hereby Ze. ✓Second: Beginning at the Southeast corner of Block "D'
out of Kemp's West end Addition to the city of Wichita Falls, Texas, as shown by map of
said addition duly recorded in the deed records of Wichita County, Texas, running West with
the South line of said Block 160 feet,.a stake; thence North 520 feet to the North line
of said Block: thence East with the North line of said Block 180 feet to the Northeast
corner of said block; thence South with the East line, 520 feet to the place of beginning,
containing 2.14 acres of land out of Block "D" of Kemp's West End Addition to the city of
Wichita Falls, Texas, and being the same land conveyed to M. F..Yea�er by J. A. Kemp by
deed dated November 18th, 1910, duly recorded in the deed records of. Wichita County, Texas,
to which reference is hereby made. It is understood th,-.t if 8th street is ever opened up
through this block then the title to the 40 feet lying just south and the entire length
of Block D is hereby conveyed to T. R. Boone.
TO HAVE AND TO HOLD the above described premises together with all and singular
the rights and appurtenances thereto in anywise belonging unto the said T. R. Boone, his
heirs and assi-ns forever; and I do hereby bind myself, my heirs, executors and administrat
to Warrant and Forever Defend all and singular the said premises unto the said T. R. Boonei
his heirs and assigns, against every person whomsoever lawfully claiming or to claim the
sar..e or any part thereof.
But it is expressly agreed and stipulated that the Vendor's Lien is retained
against the above described property, premises and improvements, until the above described
note and all interest thereon, are fully paid accord-ing to its face and tenor, effect
and reading when this deed shall become aosolute.
