46.7 - South Park Addition, Lot 1A, Block 8STATE OF TEXAS COUNTY OF WICHITA WHEREAS, PATTERSON PROPERTIES, LTD., is the owner of a tract of land out of Blocks 8, 10 & 11, South Park Addition to the City of Wichita Falls, Wichita County, Texas and parts of the streets and alleys in said subdivision abandoned by City Ordinance No. 1451, being all the residue of that certain tract conveyed by Safeway Stores, Inc. to Bruce M. Steed and Thad U. Steed in the deed recorded in Volume 837, Page 233, Wichita County Deed Records, and being more specifically described by metes and bounds as follows: BEGINNING at a point in the West right-of-way line of Kentucky Avenue for the Northeast comer of that certain tract conveyed to Texas Electric Service Company in the deed recorded in Volume 586, Page 238, Wichita County Dead Records, and the Southeast corner of the tract herein described, a brass and concrete monument marked "TESCO FORT WORTH" found in place for the Southeast corner of Lot 1, Block 11, South Park Addition bears S 00' 26' W 50.00 feet, and another TESCO monument bears S 247 33' E 0.42 feet; THENCE departing the West line of Kentucky Avenue, with the North line of said TESCO tract, N 89' 57' 08" W crossing Lots 1 through 6. Block 11, crossing Virginia Avenue (closed by City Ordinance No. 1451). and crossing a part of Lot 1, Block 10. all in South Park Addition, a total distance of 372.12 feet to an iron rod set in the curved East right-of-way of line of Old Jacksboro Highway), a 90 foot wide street; THENCE Northeasterly with the East right -of- way line of Old Jacksboro Highway and with an arc of a curve to the right, having a radius of 2825.00 feet a distance of 147.23 feet to a set iron rod for its point of tangency; THENCE continuing with said East right-of-way line, N OT 43' 20" E a distance of 185.25 feet to an iron rod set for the most Westerly Northwest corner of the tract herein described; THENCE departing the East right-of-way line of Old Jacksboro Highway, S 89' 36' 45" E 182.15 feet to an iron rod set for an ell comer of this tract; THENCE N 00' 26' 21" W 165.00 feet to an iron rod set in the North line of Fountain Avenue (closed by City Ordinance No 1451) for the Northerly Northwest corner of the tract herein described; THENCE with the North line of abandoned Fountain Avenue, S 89' 33' 23" E 150.00 feet to an iron rod set in the West right-of-way line of Kentucky Avenue for the Northeast corner of this tract; THENCE with the West line of Kentucky Avenue, S 00' 02' 38" E 492.84 feet to the Place of Beginning and containing 3.23 acres of land, more or less. THEREFORE, the Owner of the land shown on this plat and whose name is subscribed thereon and in person or through a duly authorized agent, hereby dedicate to the use of the public forever all streets, alleys, parks, water courses, drains, easements and public places thereon shown for the purposes and considerations therein expressed.
