YHEREAS, Dotty Corporation is the owner of a tract of land of Blocks 2 and 5 and that part of Swartz Avenue closed by
City Ordinance No. 1451, South Park Addition, Wichita Falls, Texas, described as follows:
BEGINNING at an iron rod at the Northeast corner of Lot 12, Block 2, South Park Addition, according to plat recorded in
Volume 5 Paae 70 Wichita County Plat Records, said rod being in the West Right-of-way of Kentucky Avenue, for the Northeast
corner of this tract;
THENCE with North line Lots 7 through 12, S 89°53' W - 274.3 feet to an iron rod in the East Right-of-way line of Jacksboro
Highway, for the Northwest corner of this tract;
THENCE S 00°11' W with the East Right-of-way of Jacksboro Highway 42.0 feet to the beginning of a curve right having a radius
of 2904.8 feet and a central angle of 6054';
THENCE in a Southwesterly direction with said curve for an arc distance of 349.8 feet to end of said curve;
THENCE S 07005' W 74.7 feet to an iron rod at the intersection of the West Right-of-way line of Jacksboro Highway and an
extension West of the South line of Block 5, South Park Addition, for the Southwest corner of this tract;
THENCE N 89°53' E at 8.5 feet pass Southwest corner of Block 5, and continuing with the South line of said Block 5, in all
308.5 feet to an iron rod in the West right-of-way line of Kentucky Avenue for the Southeast corner of this tract;
THENCE N 00020' W with the West Right-of-way line of Kentucky Avenue, 465.0 feet to the place of beginning and containing
3.05 acres of land.
Therefore, the Owner of the land shown on this plat and whose name is subscribed thereto and in person or through a
duly authorized agent, hereby dedicates to the use of the public forever all streets, alleys, parks, water courses, drains,
easements and public places thereon shown for the purposes and considerations therein expressed.
