A 0.31-acre tract out of the J. A. Scott Survey, Abstract No. 306, Wichita County. Texas, being all of Lot
1-A, Block 3, Jalonic Addition, an addition to the City of Wichita Falls, Texas, as recorded in Volume 28,
Page 548, Wichita County Plat Records, together with the West 50 feet of Lot 1, and the North 6.18
feet of the West 33 feet of Lot 2, Block 3, J. Jalonick's Addition, an addition to the City of Wichita Falls.
Texas, as recorded in Volume 4, Page 5, Wichita County Plat Records, and being more specifically
described by metes and bounds as follows:
BEGINNING at a 1/2-inch Iran rod being the point of intersection of the southeast right-of-way line of - ---
16th Street with the southwest nghtof-way line of Travis Street, both dedicated city streets, said iron
rod also being the north comer of said Lot 1-A and of that certain tract deeded to Jeff Browning as
recorded in Volume 3384, Page 309, Wichita County Deed Records, for the north comer and PLACE
OF BEGINNING of this tract;
THENCE SOUTH 34°00'00" EAST 90.00 feet along the southwest right-of-way line of said Travis Street
and the northeast line of said Browning tract and said Lot t-A to a 1/2-Indl iron rod being the east
