A 0.40-acre tract out of the S. Holloway Survey, Wichita County, Texas, being all of Lots 11 & 12, Block 13, Jalonic
Addition, an addition to the City of Wichita Falls, Texas, as recorded in Volume 4, Page 5, Wichita County Plat Records,
and being all of those two certain tracts deeded to Salson Investments LTD TX LLC from Race Oil Company in
September, 2004, as recorded in Volume 2721, Page 638, Wichita County Deed Records, and from the City of Wichita
Falls in October, 2004, as recorded in Volume 2724, Page 848, Wichita County Deed Records, said 0.40-acre tract being
more specifically described by metes and bounds as follows:
BEGINNING at a chiseled "X" in concrete being the point of intersection of the northeast right-of-way line of U. S.
Highway No. 277-281-287, a dedicated state highway right-of-way commonly known as Broad Street, With the northwest
right-of-way line of 16th Street, a city street, said "X" being the south comer of said Lot 11 and said Salson Investments
tract for the south comer and PLACE OF BEGINNING of this tract;
THENCE NORTH 34000'00" WEST 165.00 feet along the northeast right-of-way line of said Broad Street and the
southwest line of said Lot 11 to a WAG" nail being the west comer of said Lot 11 and the point of intersection of the
northeast right-of-way line of said Broad Street with the southeast right-of-way line of a 20-foot public alley for the west
comer of this tract;
THENCE leaving the northeast rightof-way, line of said Broad Street, NORTH 56"00'00' EAST, at 55.00 feet pass the
north comer of said Lot 11 and the west comer of said Lot 12, and continuing for a total distance of 105.00 feet along the
