WHEREAS Donald Lee Melton is the owner of Lot 7 and Lot 8—A, Block 1, S. B.
McBride's Addition, Wichita Falls, Wichita County, Texas, and more particularly described by
metes and bounds as follows:
BEGINNING at a nail set at the Southeast corner of Lot 6, Block 1, S. B. McBride's Addition,
as shown on plat recorded at Volume 5, Page 9, Wichita County Plot Records, said nail being
in the North line of Henrietta Street, for the Southwest corner of this tract;
THENCE N 00' 08' 33" E with the East line of said Lot 6, at 17.9 feet cross a fence line 1.2
feet East of a fence corner, and continuing on some course generally with fence, at 185.0
feet cross a fence line 1.0 foot East of a fence corner, and continuing on some course, in
all a distance of 185.26 feet to an iron rod set at the Northeast corner of said Lot 6, said
rod being in the South line of Jolonick Street, for the Northwest corner of this tract;
THENCE S 89' 56' 19" E with the South line of Jolonick Street and generally with fence, at
53.82 feet pass an iron rod found 0.4 foot South, at the North corner of Lot 8—A, Block 1,
McBride's Addition, as shown on plat recorded at Volume 28, Page 515, Wichita County Plat
Record, and continuing on some course generally with fence, in all, a distance of 62.55 feet
to an iron rod found at the intersection of the South line of Jalonick Street and the West
line of East Scott Avenue, for the Northeast corner of this tract;
THENCE S 40' 09' 50" E with the West line of East Scott Avenue and generally with fence, a
distance of 242.76 feet to an iron rod found at the Southeast corner of said Lot 8—A at
the intersection of the West line of East Scott Avenue and the North line of Henrietta Street,
for the Southeast corner of this tract;
THENCE N 89' 55' 00" W with the North line of Henrietta Street and generally with fence, at
165.58 feet pass an iron rod found at the Southwest corner of said Lot 8—A, and continuing
on some course, in all a distance of 219.58 feet to the PLACE OF BEGINNING and containing
0.60 acre of land.
THEREFORE, the owner of the land shown on this plat and whose name is subscribed
hereto and in person or through a duly authorized agent, hereby dedicates to the use of the
public forever all streets, alleys, parks, water courses, drains, easements and public places
thereon shown for the purpose and consideration therein expressed and further warrants that
he has lawful authority to make such dedications.
