Lots 13 and 14, Block 177, Original Townsite as shown on plat recorded in Volume 1, Pages
1-4, Wichita County Plat Records, and more particularly described by metes and bounds as
follows:
BEGINNING at a point in a building corner at the West corner of said Lot 14, said point being
at the intersection of the Northeast line of Ohio Avenue and the Southeast line of 8th
Street, for the West corner of this tract;
THENCE N 55' 06' 03" E, with the Northwest line of said Lot 14 and the Southeast line of
8th Street, a distance of 100.04 feet to a mag nail set at the West corner of a tract of
land conveyed to JMWJR Properties, LLC by deed recorded in Volume 3121, Page 184, Official
Public Records of Wichita County, for the most Northerly North corner of this tract;
THENCE S 34' 59' 05" E, with the Southwest line of said JMWJR Properties, LLC tract, a
distance of 90.00 feet to an iron rod set at the South corner of said JMWJR Properties, LLC
tract, for an ell corner of this tract;
THENCE N 55' 06' 03" E, with the Southeast line of said JMWJR Properties, LLC tract, a
distance of 50.00 feet to an iron rod found in the Southwest line of a 25 foot alley and in
the Northeast line of said Lot 13, said rod being at the East corner of said JMWJR
Properties, LLC tract, for the most Easterly North corner of this tract;
THENCE S 34' 50' 30" E. with the Southwest line of said 25 foot alley and the Northeast line
of said Lot 13, a distance of 10.02 feet to an iron rod set at the East corner of said Lot
13, for the East comer of this tract;
THENCE S 55' 06' 03" W, with the Southeast line of said Lot 13, a distance of 150.00 feet
to a point in a building corner, said point being in the Northeast line of Ohio Avenue and at
the South corner of said Lot 13, for the South corner of this tract;
THENCE N 34' 59' 35" W, with the Northeast line of Ohio Avenue and the Southwest lines of
Lots 13 and 14, a distance of 100.02 feet to the PLACE OF BEGINNING and containing 0.24
acre of land.
THEREFORE, the owner of the land shown on this plat and whose name is subscribed
hereto, and in person or through a duly authorized agent hereby dedicates to the use of the
public forever all streets, alleys, parks, watercourses, drains, easements and public places
thereon shown for the purpose and consideration therein expressed and further warrants that
he has lawful authority to make such dedications.
