LEGAL DESCRIPTION
A 7.15-acre tract out of Blocks 34, 49, 60, and 61, Original Townsite of Wichita Falls, Texas, and being that certain tract deeded
to G. Mahan Auto Parts in June, 1990, as recorded in Volume 1533, Page 513, Wichita County Deed Records, said tract also
being more specifically described by mates and bounds as follows:
BEGINNING at a 1/2-inch iron rod being the south comer of said Block 60, the south comer of said Mahan Auto Parts tract, and
the point of intersection of the northeast right-of-way line of Scott Avenue, a dedicated Texas Department of Transportation
right-of-way also known as U. S. Business Highway Number 287, with the northwest right-of-way line of Lincoln Street, a
dedicated city street, for the southwest comer and PLACE OF BEGINNING of this tract;
THENCE NORTH 34°00'00" WEST 860.66 feet along the southwest lines of said Blocks 60 and 49, the southwest line of said
Mahan Auto Parts tract, and the northeast right-of-way line of said Scott Avenue to a 1/24nch imn rod being the south comer of
said Block 34 and being an angle point in said southwest line and in said northeast right-of-way line for an angle point in the
southwest line of this tract;
THENCE NORTH 55°58'51" EAST 26.00 feet along the southeast line of said Block 34, the southwest line of said Mahan Auto
Parts tract, and the northeast right-of-way line of said Scoff Avenue to a MAG nail in concrete being an angle point in said
southwest line and in said northeast right-of-way line for an angle point in the southwest line of this tract;
THENCE leaving the southeast line of said Block 34, NORTH 29-16'37" WEST 250.86 feet along the southwest line of said
Mahan Auto Parts tract and the northeast right-of-way line of said Scott Avenue to a 3/8-inch spike in the base of a fence comer
post in the southwest right-of-way line of a Budington-Northem-Santa Fe Railroad Company Railroad Right-of-way, said spike
being the point of intersection of the northeast right-of-way line of said Scott Avenue with said railroad right-of-way line and
being the northwest comer of said Mahan Auto Parts tract for the northwest comer of this tract;
THENCE leaving the northeast right-cf-way line of said Scoff Avenue in a southeasterly direction along a curve to the right
having a radius of 2814.79 feet, an am length of 1084.77 feet, and whose chord bears SOUTH 55°15'15" EAST 1078.07 feet to
a 124nch iron rod being a point of tangency in the southeast rightoPway line of said railmad right-of-way and in the northeast
line of said Mahan Auto Parts tract for a point of tangency in the northeast line of this tract;
THENCE SOUTH 44"12'50" EAST 52.97 feet along said railroad right-of-way line and along the northeast line of said Mahan
Auto Parts tract to a 1/24nch iron rod being the east comer of said Mahan Auto Parts tract and being the point of intersection of
said railroad right-of-way line with the northwest right of way line of said Lincoln Street for the east comer of this tract;
THENCE leaving said railroad right-of-way line, SOUTH 55"58'51" WEST 21.87 feet along the southeast line of said Mahan
Auto Parts tract and along the northwest right-of-way line of said Lincoln Street to a 1/2-inch iron rod being an angle point in the
