WHEREAS the Historic Diners of Texas No. 1, LTD. is the owner of two tracts of land out of
Blocks 1 and 2, Block 248 of the Original Townsite of Wichita Falls, Texas as recorded in
Volume 4, Pages 1-4 of the Wichita County Plat Records, and more particularly described as
follows;
BEGINNING at an iron rod set for the Northeast corner of Lot 1, Block 248 of the Original
Townsite of Wichita Falls, Texas and being at the intersection of the West line of Broad
Street with the South line of Ninth Steet ;
THENCE S 33'59' E with the West line of Broad Street a distance of 175.16 feet to an iron
rod set at its intersection with the North line of 25.0 foot wide alley for the Southeast
corner of this tract;
THENCE S 56.00' W with the North line of said alley and the South line of Lot A, ANDERSON
AND BEAN SUBDIVISION a distance of 200.00 feet to on iron rod found at its Southwest
corner for the Southwest comer of this tract;
THENCE N 3359' W with the East line of Lot 1—A, Block 248, a distance of 175.16 feet to
an iron found for its Northeast and the Northwest comer of this tract;
THENCE N 56.00' E with feet South line of Ninth Steet a distance of 200.00 feet to PLACE
OF BEGINNING and containing 0.804 acres of land.
THEREFORE, the Owner of the land shown on this plat and whose name is subscribed
thereon, and in person or through a duly authorized agent, hereby dedicates to the use of
the public forever all streets, alleys, parks, water courses, drains, easements and public
places thereon shown for the purposes and considerations therein expressed.
